It is important to distinguish whether your goal is to find a place to live or to invest. You may have heard of the famous “campitos,” whose legal situation is very particular, especially in Estepona. Alternatively, if you wish to invest for tourist exploitation, we advise you on: tax obligations, agency fees, whether homeowners’ associations allow tourist apartments, obtaining a copy of the first occupancy license or, if not available, obtaining a housing occupancy license for tourist purposes, proximity to parking, the area’s economic level, operation costs (notary fees, taxes, agent commission, registration, etc.).

For many years, we have been dedicated to managing communities, so now, with our knowledge of the Horizontal Property Law (LPH) and experience, we apply it to the study of the community. We require the meeting minutes, check for overdue payments, ongoing monitoring processes, whether extraordinary fees are planned (so you are not surprised after purchasing), and if the Internal Rules affect you based on your case, before you invest in one or more properties within that homeowners’ association.
